Where are the properties located?

Calder Court, Churchill Court, Marquis Court, and Pimlico Drive are all located in Southfield. Southfield is located in Southwest Columbia near the University. Telluride Lane is located off of Rock Quarry. Hermitage and Green Leaves are located in the Pear Tree Village sub-division just off of old Nifong.

What is included in the rent?

Rent includes all appliances and lawn care. Utilities will be up to the tenant. Any major repairs will be taken care of by the landlord. Small items like burned out light bulbs will be up to the tenant.

Are pets allowed?

Pets are only allowed if they are approved by the landlord. Pet applications have to be filled out as well as an additional $300 non-refundable deposit and $25 a month fee per pet. For further details please log in and view our online documents.

Are my items insured?

No. The building is insured but any belongings need to be insured by the tenant. You can contact any insurance company about "Renters Insurance". There is also renters insurance available through the online application with Assurant. Please check online for the pricing.

What utilities service (SPG) Spartan Properties Group?

Water, Electric, Sewer and Trash are all from City of Columbia. Gas is from AmerenUE.

When is rent due and where should I pay it?

Rent is due on the 1st of every month. After the 5th there is an initial $25 late fee plus $5 a day to a maximum of $300 per month. Rent should be made through the online portal. If this cannot happen please make arrangements to drop off rent or have it mailed and received by the 5th.

What should I do if something is broken?

The quickest way is to contact Spartan Properties Group via App or email. If you cannot get a response please contact the office number or the emergency number.

Where can I see a copy of the lease or get a hold of forms for pets or painting.

OF COURSE! Just log in to the tenant portal and view any tenant histories and documents!
